The Zionsville Plan Commission forwarded 5-0 a development plan for a new self-storage facility on 106th Street and Andrade Drive to the town council with a favorable recommendation.
The 5.1 acre 446-unit facility called U-Stor Self Storage is a traditional outdoor self-storage facility without climate control. Two self-storage facilities already in Zionsville are both indoor and climate controlled.
Town manager and plan commission member Ed Mitro said the plans for the facility have improved dramatically since they were first submitted. The developer added features that closely reflected a Zionsville theme, including replacing garage-type doors with brick facing on the self-storage units facing the street. The facility will include an office and residence for a manager.
“They have done about as good as you can with the type of use it is,” Zionsville Planning Director Terry Jones said. The new location has an estimated worth of $2.6 million, according to the architectural documents. U-Stor has 80 facilities in the United States, with 14 in the Indianapolis area.
